Live Pricing Automation. Six Rules. One Push.
No other PMS or channel manager gives hotels this level of pricing intelligence out of the box. AGENT SIGNALS fires your custom rule stack automatically — so every room, every night, earns what the market will pay.
Month Range Rule
Define different base rates for any month or season. Your January shoulder rates and your December peak rates live side by side — AGENT SIGNALS applies the right one automatically on the right date.
Weekday Rule
Weekend demand in a leisure market is nothing like Tuesday demand in a business corridor. Set distinct rate multipliers for weekdays vs. weekends and let the system enforce them without manual overrides.
Seasonal Rule
Create unlimited custom date windows — a festival week, a conference, a school holiday block — each with its own rate. Seasonal rules override base rates precisely for those dates and revert automatically.
Occupancy-Based Rule
As your occupancy crosses defined thresholds — say 40%, 60%, 80% — AGENT SIGNALS automatically lifts or holds rates. Fill the last rooms at the highest the market will pay, not the rate you guessed last week.
Time-Based Rule
Push different rates at different hours of the same day. Morning, afternoon, late-night — create as many time slots as your market demands. Perfect for same-day walk-in pricing and last-minute OTA windows.
Smart Pricing
The most powerful rule in the stack. Smart discount logic watches occupancy AND time simultaneously — if rooms are still unsold as the day unfolds, it applies a calculated discount to fill them before midnight. Never leave a room empty at face rate again.
Stack any combination of rules and AGENT SIGNALS resolves conflicts automatically — always applying the rule with the highest priority.
Month Range → Seasonal → Weekday → Occupancy → Time-Based → Smart Pricing. One engine. Six levers. Zero manual work.
Dynamic Pricing Rules — FAQ
Everything you need to know about configuring AGENT SIGNALS pricing rules, resolving conflicts, and getting the most out of automation.
What happens when two rules apply to the same night — which one wins?
Rule PriorityAGENT SIGNALS resolves conflicts using a fixed priority order: Seasonal Rule overrides Month Range, which overrides Weekday. Occupancy-Based and Time-Based rules are then layered on top as multipliers. Smart Pricing only fires same-day and always runs last — it applies a discount on top of whatever the stacked rules produce, never overriding a higher-priority uplift.
Can Smart Pricing cause rates to drop below my minimum rate floor?
Smart PricingNo. Smart Pricing respects the minimum rate floor you set for each room type. If a calculated discount would breach that floor, AGENT SIGNALS stops at the floor and holds — it will never sell a room below your configured minimum, regardless of occupancy or time of day.
How do I configure occupancy thresholds for Occupancy-Based rules?
Occupancy RuleYou define up to five occupancy bands — for example, 0–40%, 41–60%, 61–80%, 81–95%, and 96–100%. Each band gets its own rate multiplier (e.g. ×0.9, ×1.0, ×1.15, ×1.3, ×1.5). As bookings arrive and occupancy crosses a threshold, AGENT SIGNALS pushes the new multiplied rate to all connected OTAs in under 60 seconds. No manual trigger needed.
How granular can Time-Based rules be — can I set rates per hour?
Time-Based RuleYes. Time-Based rules let you create slots as narrow as 30-minute windows. A common setup is Morning (06:00–11:00), Afternoon (11:00–17:00), Evening (17:00–22:00), and Late Night (22:00–06:00) — each with its own rate. You can stack multiple slots per day and the system applies the active slot's rate automatically at the exact start time across every channel.
Does Smart Pricing run even if no other rules are active?
Smart PricingSmart Pricing only fires same-day and acts as a last-resort fill mechanism. If no other rules are configured, it applies its discount logic directly to your base rate. If other rules are active, it stacks on top. You can also restrict Smart Pricing to specific room types — for example, enabling it only for standard rooms while keeping suites at their full rate.
Can I run a Seasonal Rule and a Weekday Rule at the same time for the same dates?
Rule StackingYes — and this is a very common configuration. The Seasonal Rule sets the base uplift for your festival window or holiday block, and the Weekday Rule then adds a further adjustment on top for Friday and Saturday nights within that window. The two rules compose automatically; you define them independently and AGENT SIGNALS combines them at runtime.
How quickly do rate changes from these rules push to OTAs like Booking.com and Expedia?
Sync SpeedAll rate updates triggered by any pricing rule — whether from an occupancy threshold crossing, a time slot changeover, or a Smart Pricing same-day adjustment — propagate to every connected OTA in under 60 seconds via the live two-way sync layer. There is no batch job or manual publish step.
Can I preview what a night's rate will be before it goes live?
Rate CalendarYes. The Rate Calendar dashboard shows a night-by-night simulation of your active rule stack — the base rate, each rule's contribution, the final computed rate, and the channel-published rate. You can toggle rules on or off in preview mode to model different scenarios before committing, giving your revenue manager full visibility before any change goes live.
